.It is vital to your success that you take the training that is available to you. We are here to help, but we cannot do it for you. Remember, you are an independent contractor and real estate is your business, not your job.
While having access to the MLS, a SupraKey and CSS ensure that you can show homes to your client, these next items will ensure that you can complete a contract for your clients, using the software that most agents use, ZipForms. Learning to use ZipForms is a MUST DO!
AND, you must schedule your New Member Orientation with the Board (this is DIFFERENT than Ready’s New Agent Orientation). This must be completed within 60 days of joining the board or they will deactivate your membership. The Board will have the information/schedule about their Orientation. This is a MUST do!
One benefit of joining a Board of Realtors is that it will provide you with access to the North Texas Real Estate Information System (NTREIS) also known as the MLS. You access the MLS using software called “Matrix.” You will pay quarterly MLS dues to the Board of Realtors to which you belong. You can sign up for on-line or in-class training with the Board. You must take the training before the board will give you your login credentials for the MLS. MUST DO!

This is what you will use to open lock boxes or “iBoxes” on most listings in DFW. You need a working SupraKey BEFORE you can show a home to buyers. For most agents with a new-ish smart phone, your SupraKey can be an “App.” Contact your Board of Realtors, Member Services, and let them know you need a SupraKey. They will send you a form via Docusign (your contract with Supra), you’ll pay the fee and then they will email you an activation code. Then, you should be good to go!
Additionally, before you get a listing, you will need to purchase a Supra iBox from your Board of Realtors. Supra iBoxes are the only way to ensure your seller’s security because they track when and which agents enter the property. It is a requirement that all Ready listings be on Supra iBoxes not combos because we are professionals who represent our clients well. Combo boxes are not secure. MUST DO IF YOU HAVE A LISTING
BrokerBay is the professional appointment service used by most agents in the DFW area. So, when you are looking at an MLS sheet and you see the showing instructions say, “BrokerBay” you’ll have to schedule an appointment using BrokerBay. You must register with them first. It is free to get a showing code register to show homes. Log in to NTREIS (the MLS) and click on the BrokerBay logo to start the process. They also have a smart phone app, but set up your account through the MLS FIRST.
Down the road, when you get a listing, you will need to register it with BrokerBay. This is a requirement for Ready Listings (with few exceptions, such as vacant land). There is no additional cost to use this showing service; it is included in your Board of Realtor dues.
You may also see a showing service called “ShowingTime.” It is also free to register with them to show homes. You will need to get a showing code from them. You can do so at
1-800-379-0057.

The dues you pay to your Board of Realtors includes your membership in the Texas Association of Realtors. Your membership with TAR includes a FREE ZipForms account. ZipForms is the software that most Texas Realtors use to write contracts so it’s essential that you learn how to use it as soon as possible. Once you have your license number and have joined a Board, go to www.texasrealestate.com and create your FREE ZipForms account by clicking on the ZipForms button. MUST DO!
Training for ZipForms is available on the Ready Dashboard. Just go to the Learn tab > Learning Resources > ZipForms Plus Training. There’s no better way to learn than to actually DO it, so go ahead, and create your first Information About Brokerage Services (IABS) form. Hopefully, you’ll be needing it soon.

Voxer gives you a direct “walkie-talkie” to the broker. Isn’t that cool that you can contact your broker directly? This is his preferred method of communication and while it may feel strange at first, you’ll soon get the hang of it. Be sure to hold down the “orange button” the whole time while you’re speaking OR you can set it to “Tap to Talk” so you only have to touch it once. This “To Do” is a MUST DO if you want to ask the broker questions.

When you get a listing, you’ll need to put a sign in the yard. It is your responsibility to purchase a sign. Your sign will have your own phone number and potential buyers will call you directly.

Additionally, if you plan to host Open Houses, it is a must that you acquire some Open House signs. Ready Real Estate has a “Shared Open House” program, and if you plan to participate (and you should! It’s a great way to get leads), it is your responsibility to be prepared and have the materials you’ll need to host an open house properly.
We have an alternate sign vendor Lowen Signs. Lowen is a little higher-end and, thus, more expensive. If you want to go that route, you’ll have to click on their link, create an account and then come back to this site and click again. This site has also has our pre-made designs and many options to choose from.
You are also welcome to use your own sign company, if you prefer, as long as your signs comply with TREC rules.
If you don’t wear one, nobody will know you’re a Realtor! Agents who do wear them report getting at least one transaction per year from them. That one transaction could be worth thousands of dollars!
If you plan to market yourself using yourself as your brand, it would be wise to invest in some professional photographs of yourself. You are welcome to use whichever photographer you like; here’s a few to get you started.
