3 Tips for Trouble Free Closings
So, you’ve got an offer accepted and it’s time to schedule the closing. The last day of the month would make a nice, clean transition. Seems like a great time for a closing, right?
Wrong! But if you agreed, you are thinking like the vast majority of real estate agents out there. So, here are three real estate closing tips that will make your life as a real estate agent easier.

Close Early in the Month
Scheduling your closing on the last day of the month can be a disaster waiting to happen. With so many other agents closing at the same time, title companies and loan officers can get backed up or overloaded. This can create a bit of unnecessary havoc for your clients.
Be smart! If possible, try to schedule your closings earlier in the month. Often, it's the clients themselves who suggest closing at the end of the month, because to them, it seems like a tidy way to wrap things up. This is your opportunity to shine and show them your expertise.
The amount of money your clients will need to pay out or will receive remains the same. That's because everything is pro-rated; meaning your client only pays the amount they owe and anything owed back to them they receive as a credit. So there's is no good reason not to close in the middle of the month and plenty of reasons not to close at the very end.
Close Early in the Week
Try to avoid closing on Fridays, as well. If something goes wrong (remember Murphy's Law!), you may not be able to get it resolved until the weekend is over. A worst case scenario might be that the transaction closes but does not fund. You better believe it; you will have mighty unhappy clients if they can’t move into their new home because they are not allowed to get the keys until the transaction funds and, unfortunately, many banks don’t work on weekends.
Close on a Wednesday or Thursday and you will avoid this unfortunate situation that has happened to more than one agent out there.
Close Early in the Day
Finally, for similar reasons, schedule your closings earlier in the day. Don't wait until 3:00 pm or 4:00 pm. Hey, it’s sometimes hard to get ahold of people after five o’clock for some strange reason. Instead, try to schedule your closing for 10 am or 11 am. and give yourself a little breathing room.
“But my client can’t take off from work!” you might be saying to yourself. This is no problem if you use a title company like TexasTitle.
